Maintenance Technician

Summary:

Blue House Companies serves the capital region through investment and revitalization efforts. Maintenance Technicians hold responsibility for the overall maintenance and appeal of finished projects and properties. Ensuring that daily tasks are completed and the value, appearance, and equipment of the property are maintained. Finally, Technicians will be working with others including outside contractors so communication and teamwork is necessary and expected. 

Duties and Responsibilities:

• Maintaining a professional appearance and attitude.
• Meeting the objectives of Blue House Companies and ensuring resident welfare.
• Regularly communicating with Managers and other technicians/contractors/etc. 
•  Track hourly duties in a neat and organized fashion.

Building and General Maintenance: 

• Perform a variety of electrical, plumbing, carpentry, and preventive maintenance tasks as needed. 
• Such as, performing minor fixes such as repairing broken locks, filling gaps on walls, checking control panels and electrical wiring to identify issues, replacing light bulbs, faucets, repairing drain lines. 
• Install appliances and equipment. 
• HVAC,  Inspection of furnace filter x2 a year. 

Ground and Curb Appeal:

• Ensure the grounds, hallways, parking lots, etc, are maintained and cared for. Ground maintenance may include general cleaning, taking out garbage, etc. 
• Oversee and assist all work associated with the upkeep and maintenance of the grounds. 
• Assists in snow and ice removal as necessary. 

Work Orders:

• Complete service and maintenance requests generated by tenants through appfolio in a timely and professional manner. 
• Complete preventative maintenance tasks by repairing root problems. 
• Complete proper documentation in a timely manner to ensure that service requests can be properly addressed. 
• Collaborate with workers and other professionals during renovations. 

Turnovers:

• Vacant units are to be turned within 1 week of move-out depending on work required. 
• Creating lists of maintenance work needed, obtaining needed supplies, completing all tasks, and - inspecting work. 
• Performing general cleaning activities such as dusting, mopping, etc.

General Requirements:

• Must have a clean drivers license. 
• Must have own tools. 
• Ability to read technical manuals and drawings
